Ramsay & White has successfully arranged a development funding package enabling the acquisition and full conversion of a commercial property in central Derby into a high-quality 20-bed HMO, with an estimated gross development value of £1.9 million.
The property, situated on a key arterial route close to Derby city centre, is being purchased with full planning permission in place. The scheme will deliver:

- 5 en-suite double rooms
- Capacity for up to 25 residents
With £550,000 in planned build and conversion costs, Ramsay & White structured funding not only towards the purchase but also to cover 100% of the development works, ensuring minimal capital input at the outset.
To achieve this, the team employed a cross-charge over additional assets, enabling the borrower to raise further funds and enhance project feasibility without diluting liquidity.
