In commercial property investment, growth rarely happens by accident. While many investors focus purely on finding the next deal, the real difference between steady progress and accelerated scaling often comes down to one thing: structure.

Over the past eight months, Ramsay & White worked closely with a single investor client to secure funding across seven separate projects, enabling the acquisition, refurbishment, and repositioning of multiple properties into high quality six bedroom HMO investments across Derby and Nottingham.

From Standard Housing to High Performing HMOs

The strategy centred on acquiring traditional residential stock, primarily three and four bedroom terraced and semi detached properties, and converting them into six bedroom HMOs with ensuite facilities. This repositioning significantly enhanced both rental income and overall asset value.

Across the portfolio, projected gross development values ranged between approximately £428,400 and £535,500, with rental income consistently achieving between £4,150 and £4,250 per calendar month.

The transformation from standard residential layouts into fully optimised HMOs created strong commercial investment cases, enabling favourable funding structures and unlocking capital efficiency for the investor.

Structured Finance That Enables Growth

One of the key factors behind the success of this portfolio was the ability to secure funding that removed traditional barriers to scaling.

In multiple cases, the investor was able to receive significant contributions towards the property purchase, including £60,000 towards a Derby acquisition priced at £112,000, £71,624 towards a Nottingham purchase of £137,500, and £89,319 towards another Nottingham project acquired for £130,000.

On top of the purchase funding, we structured additional borrowing that allowed 100 percent of the refurbishment works to be financed. Works funding ranged from £163,000 to £196,000 depending on project scope, enabling the investor to retain liquidity and continue progressing additional opportunities simultaneously.

This approach ensured momentum was maintained across several projects at once rather than forcing a sequential, slower growth strategy.

The Power of Repeatable Strategy

While each property differed slightly in configuration and location, the underlying investment model remained consistent. By refining the process across multiple projects, the investor was able to reduce uncertainty, streamline planning decisions, and execute refurbishments more efficiently.

From a funding perspective, this consistency also allowed lenders to gain confidence in the strategy, helping to secure favourable terms and enabling future projects to move forward with greater speed. The ability to demonstrate a clear, repeatable model is often overlooked but plays a significant role in securing scalable finance solutions.

Securing funding across seven projects within eight months required close collaboration between investor, broker, lenders, and professional teams involved in planning and refurbishment.
